I buy performing and non-performing first-lien residential mortgages (also called “notes”) in metro areas across the U.S., always at a nice discount.
Once I own a non-performing note, I pursue one of these three profit paths:
a) Work with the borrower to get them current again, turn it back into a performing loan, and keep it as steady cash-flowing income.
b) Offer “cash for keys” or a “deed in lieu of foreclosure” so the homeowner walks away cleanly with minimal credit damage (big win for them).
c) If neither of those works, foreclose, then sell the property for a profit, fix-and-flip it, or add it to our rental portfolio.
My main focus isn’t rehabbing houses—it’s “rehabbing the borrower.” That creates a true win-win: homeowners avoid foreclosure, banks clean up their books, and my investors earn strong returns by funding these note deals.
