I Invest in Real Estate Mortgage Notes

I’m Cal Ewing, founder and principal of 49th Parallel Properties, Ltd., a Texas-based partnership that buys non-performing mortgage notes and distressed single-family homes across the U.S.

Born and raised in Alberta, Canada (and still call it home), I’ve been investing in U.S. single-family real estate since 2009.

I specialize in defaulted first-lien notes and distressed houses (mostly in Texas). Over the years I’ve done fix & flips, long-term rentals, wholesaling, wholetailing, subject-to deals, and owner financing.

Before real estate, I underwrote private mortgages in Calgary and worked as a geologist in oil & gas and mineral exploration.

These days my passion is helping everyday investors build wealth through real-estate-backed notes—especially beginners and retirement-account holders who want to “be the bank” passive income without the landlord drama.

I’ve coached dozens of students on wholesaling and note investing, and I share free training on YouTube showing exactly how to lend from self-directed IRAs and earn strong, secured returns.
